“BCDA is adopting the concept of mixed-use development in its properties, and government institutions are integral in making a community more vibrant and sustainable. Other government offices such as the Court of Appeals have also showed interest in transferring in Fort Bonifacio, which can help create more economic value for the District,” Dizon said.

Currently, the Gross Floor area(GFA) to be developed for operational commercial, residential, offices and institutional properties within Bonifacio Capital District is around 1.26 million sqm. the GFA projected to be proposed to develop the mixed-use project in undeveloped lots within Bonifacio Capital District stood at roughly 2.1 million sqm. These new developments in Bonifacio Capital District are seen to be completed or turnover by the next decade.

Dizon said that the Bonifacio Capital District is also going to be a better planned District, offering “convenience to the community such as residents, office workers, renters and investors in the said district as it means measures are already ongoing to address access issues and traffic congestion.
Megaworld and BCDA created the Planning Review board which will ensure that the set policies and restrictions for the developments will be followed on creating this ideal district.
The Planning Review Board will make sure that each locator or tenants will follow the standard design and guidelines of the Bonifacio Capital District. The Board is also the one in charge of the short, medium, long-term development of the entire district thus making this district truly sustainable.
Bonifacio Capital District with Better infrastructure

Dizon said ” The Solution to our traffic congestion is in place. with upcoming government development the Build Build Build project under President Rodrigo Duterte, our government will be able to improve even better Fort Bonifacio as a major business and leisure district. building this new transportation mode will improve connectivity and address traffic congestion – which are the main concern people working in the city”.
Dizon Further said ” The new infrastructure project includes the construction of Bonifacio South Boulevard which is a six-lane road; another is the Bonifacio Global City to Ortigas Link road project which is the Sta. Monica by the Department of Public Works and Highways(DPWH); another development by DPHW is the road widening of the Lawton Avenue; Lastly is the Metro Manila Subway project by the Department of Transportation”.
BCDA will construct the Bonifacio South main Boulevard which is a six-lane road that will improve accessibility and traffic flow in the Lawton Avenue.
This Bonifacio South main Boulevard will serve as an alternate route from the Ninoy Aquino International Airport to Bonifacio Global City. The Target complete of this infrastructure is January 2022, The Bonifacio South main Boulevard could accommodate roughly 4,500 vehicles per hour.
The Boulevard will also have bicycle lane on both sides. there will be a linear park in the boulevard which will promote a livable green environment within the district which the residents and workers will benefit from.
Another helpful project would be DOTR’s Metro Manila Subway, a 35-km railway subway that is starting from Quezon City to the last stop NAIA terminal airport which will only take you roughly 31 minutes travel time. The Metro Manila Subway could accommodate roughly 370,000 passengers a day.
This infrastructure project will be the critical development in Bonifacio Capital District because of the fact that out of the 15 stations of the subway, Two stations will be located within the Bonifacio Capital district which are Lawton East and Lawton West Stations. Metro Manila Subway partial completion is targeted by 2022 and it’s full operations is targeted by 2025.
Dizon added that the Bonifacio Global City-Ortigas Center Link Road Project will entail the construction of a four-lane Sta. Monica to Lawton Bridge across Pasig River. This will reduce travel time between the central business districts of Taguig and Pasig to 12 minutes, while alleviating traffic at Edsa and C-5 by about 25 percent.
Dizon added another infrastructure that will help ease up traffic congestion is the Bonifacio Global City to Ortigas Center Road project which is Sta. monica a 4 lane bridge across Pasig River. by this, it will reduce travel time from Ortigas to Fort Bonifacio roughly 12 minutes. with this, it will reduce traffic in Edsa and c5 by about 25%.
Lastly, The ongoing road widening of Lawton Avenue which is currently four-lane that will be converted to a six-lane highway which will improve traffic flow going to Edsa, Slex and C-5.
Keven L. Tan, Chief Executive officer of Alliance Global Group, The Parent Firm of Megaworld said ” In the next five years, after completing the road developments, utilities network and infrastructure projects, we will be focused more on traffic management, which we will be developing bike lanes and pedestrian networks as well as adding traffic marshals”.
“We will also improve landscaping along the district’s major roads and designing the entire district with urban art installations. On security management, we will also expand the CCTV monitoring to cover all areas of the district, which will then be incorporated into our Central Command Center inside McKinley Hill,” Tan said.
